Moultrie at +7.0% was the fastest-growing Georgia metro in the series. Americus at $144,609 is under 40% of the national benchmark and rose +6.4%.

★★ Why this region matters

Because Georgia's rural credit applies here. The current definition covers counties with a population under 50,000 on the 2020 census, and most of south Georgia qualifies — 118 of the state's 159 counties are on DOR's list.

So a physician or dentist who practises and resides in one of these counties can claim $5,000 a year for up to five years, a $25,000 maximum, against a house costing $140,000 to $230,000.

★ Two conditions to confirm before you count on it: that the credit's annual $2 million aggregate has capacity in your filing year, since it is allowed first come first served, and that you meet the practise-and-reside and returning-practitioner rules. Both.

★ The honest counterweights

Three, and we would rather name them than sell past them.

Resale depth. A $150,000 house in Moultrie is cheap to buy and will take longer to sell than one in Atlanta. If there is a real chance you move within a few years, that matters more than the appreciation rate.

One year is one year. These markets outperformed over the twelve months to 31 August 2026. Small markets move in both directions and that is a fact about the past.

The credit is small and capped. $25,000 over five years, against North Carolina's $100,000 and Ohio's $120,000 loan repayment, and subject to a $2 million statewide annual cap. It should not be the reason for the move; it is a bonus on a move you would make anyway. Why.

Closing cash at these prices

Minimal on the transfer tax. Georgia's 0.1% on a $150,000 purchase is $150, and DOR says the seller is liable.

The intangible recording tax, recording fees, prepaid items and reserves are the real cash, and in a market this cheap they will be the whole of it. The statute.

What the loan is for here

At a $170,000 purchase, 100% financing and no PMI are a convenience rather than a necessity on an attending income. What earns its keep is the student-debt treatment — your documented income-driven payment rather than 1% of the balance — and the 150-day pre-start window.
