Georgia's housing data points the same way North Carolina's does, and more sharply: the credit geography is also the growth geography.

★★ The two markets where Georgia physicians mostly work

MetroTypical valueYear over year
Atlanta$377,428★ −1.6%
Savannah$342,336★ −2.6%
Gainesville$387,291−1.3%
Jefferson$402,000−0.3%
Fitzgerald$126,663−2.4%
US benchmark$368,697+1.2%

Five of thirty-seven metros fell, and two of them are Atlanta and Savannah — between them the bulk of Georgia's physician employment outside Augusta and Macon.

At 100% financing you begin with $0 of equity, so a year of decline is the uncomfortable case. That does not make buying in Atlanta wrong; it makes the holding period and the deposit worth thinking about. 100% against 5%-down.

★★ And where the credit applies

MetroTypical valueYear over year
Moultrie$168,511★ +7.0%
Jesup$212,950★ +6.6%
Americus$144,609★ +6.4%
Thomaston$188,994+5.8%
Bainbridge$172,578+5.1%

Valdosta$225,960+3.9%
Columbus$210,990+3.8%
Tifton$209,750+3.8%

Those are rural-credit counties, and they appreciated between 3.8% and 7.0% while Atlanta and Savannah went backwards.

Cordele$140,966+3.5%

★ Augusta at $252,841 and +2.8% and Macon at $200,076 and +3.2% are the interesting pair here: real academic-medicine centres, well below the national benchmark, and both rising. For a physician who wants a teaching hospital without Atlanta prices or Atlanta's decline, those two deserve a look.

★ Georgia is a cheap state, with four exceptions

Only four Georgia metros sit above the national benchmark of $368,697: Jefferson $402,000, Gainesville $387,291, Atlanta $377,428 and Athens $369,408. Everything else is below it, most of it far below.

And the $832,750 conforming limit applies in all 159 counties with no high-cost exception, leaving roughly $455,322 of headroom above Atlanta. The limit never binds here.

How current is this?

Zillow Research's public metro series for the month ending 31 August 2026, pulled and parsed 2026-10-06. Thirty-seven Georgia metros. Values move monthly and one year is a thin basis for a thirty-year decision.

The durable point is the structure: Georgia is cheap outside four metros, and the parts where the tax credit applies are the parts that grew.

Frequently asked questions

Are Atlanta home prices falling?

Atlanta's typical home value fell 1.6% in the year to 31 August 2026, to $377,428, while the national benchmark rose 1.2% to $368,697. Savannah fell further, down 2.6% to $342,336. Five of the thirty-seven Georgia metros in Zillow's series lost value over that period. Verified 2026-10-06.

Which Georgia markets are rising fastest?
