If you want a teaching hospital without Atlanta's prices or Atlanta's decline, these two are the most interesting pair of numbers in Georgia.

Augusta is about $125,000 cheaper than Atlanta and rose while Atlanta fell. Macon is cheaper again at $200,076 and rose faster. Both beat the national growth rate.

For a physician whose work requires a teaching hospital, these are the two Georgia markets where that is available without paying metro-Atlanta prices into a declining year. All 37 metros.

★ The credit, and why you must check your county

Georgia's rural credits turn on the county you practise and reside in, not on the metro name. Richmond County (Augusta) and Bibb County (Macon) are urban counties and are not on DOR's rural list, but several of the counties around them are.

Milledgeville's Baldwin County, for instance, is one of the 42 counties House Bill 82 added effective 1 January 2024. Jones, Monroe, Peach, Twiggs, Washington, Burke, Jefferson, McDuffie and Warren are all on the current list.

★ So a physician working at an Augusta or Macon teaching hospital may be a short drive from a county where the credit applies — but the test is where you practise and reside, not where you can commute from. Closing cash
