This is a genuinely new opportunity rather than a restatement. Before 15 May 2024 Georgia's rural credit did not exist for dentists at all.

★★ What changed for dentists

Georgia's older rural credit was the Rural Physicians Credit, Credit Code 207, and the name was literal: it covered physicians. A dentist in an eligible county got nothing.

The Rural Health Care Professional Credit, Credit Code 154 under O.C.G.A. §48-7-29.26, is the route after 15 May 2024, and DOR's definition is explicit: a rural health care professional "mean[s] a dentist or physician who practices and resides in a rural county."

So for a Georgia dentist this is not a tweak. It is a credit that previously did not apply to you. The full comparison.

What you have to satisfy

  • Licensed to practise dentistry in Georgia.
  • Practise and reside in a rural county — one of the 118 on DOR's current list. The list.
  • No prior rural practice, unless after 15 May 2024 you returned after at least three years in a non-rural county.
  • And the cap: $2 million statewide per calendar year, first come, first served.

★ That last one is a race. $2 million at $5,000 a head is about 400 credits a year shared across every eligible dentist and physician in Georgia. Confirm the current-year position with DOR and discuss filing timing with your tax preparer. The credit.

★ And be clear what it is

A credit against Georgia income tax, not a payment toward a student loan. There is no carryover and no carry-back, and it cannot exceed your income tax liability. Over five years the maximum is $25,000.

Compare North Carolina, which pays dentists up to $100,000 of actual loan repayment. Georgia's is smaller and carries no service-commitment penalty. The mechanism.

The loan side

DDS and DMD sit in the eligible-degree list alongside MD, DO, DPM, OD, PharmD, DVM and CRNA, with no reduced tier. The whole structure applies: up to 100% financing with no PMI, five-percent-down options, to $2M, student debt on your documented income-driven payment rather than 1% of the balance, and closing up to 150 days before a start date on a signed contract.

Dental school debt is comparable to medical school debt and the agency formulas hit it identically, so the debt treatment is usually what decides the file. How it is counted.

One note on practice financing

A practice acquisition is commercial lending; a home purchase is residential. Separate transactions, separate underwriting, and we handle the residential side.

Frequently asked questions

Can Georgia dentists claim the rural tax credit?

Yes, since 15 May 2024. The Rural Health Care Professional Credit, Credit Code 154 under O.C.G.A. §48-7-29.26, covers a dentist or physician who practises and resides in a rural county. The older Rural Physicians Credit, Credit Code 207, was available to physicians only, so this is a new opportunity for dentists rather than a restatement. Verified 2026-10-06.

How much is Georgia's tax credit worth to a dentist?

$5,000 a year for not more than five years, so $25,000 at most, provided you practise and reside in one of the 118 rural counties and meet the other conditions. It is a credit against Georgia income tax with no carryover and cannot exceed your tax liability, and it is capped at $2 million statewide per calendar year on a first come, first served basis.

Can dentists get a physician loan in Georgia?

Yes. DDS and DMD are eligible designations alongside MD and DO, with the same structure: up to 100% financing, no private mortgage insurance, five-percent-down options to $2M, student debt counted on the documented income-driven payment, and closing up to 150 days before a start date on a signed contract.
